Can I terminate the contract before I move in?

This is also possible. If for some reason you cannot / do not want to move into a rented apartment at the beginning of the lease agreement, you can terminate the contract without giving any reason.

The notice period is no longer valid and termination is effective at the moment of delivery (ie immediately as soon as the landlord becomes aware of the need for withdrawal). Cancellation policy according to the landlord's offer preferences is applied to the lease agreement (the information about type of cancellation policy can be found in the reservation request or in the offer detail at Flatio).

Strict (30-days) cancellation policy

  1. If the termination notice is delivered to the landlord more than 30 days prior to the start of the lease agreement, we will refund the entire first rent together with the service fee.
  2. If the termination notice is delivered to the landlord between 29 and 14 days prior to the start of the lease agreement, you are entitled to a refund of half of the first monthly rent and service fee, the remaining portion (50%) of the first rent and service fee is entitled to the landlord and to Flatio. 
  3. If the termination notice is delivered to the landlord less than 13 days before the start of the lease agreement, you are not entitled to any refund. The first monthly rent is forfeited to the landlord and service fee to Flatio.

Neighbourly (14-days) cancellation policy

  1. If the termination notice is delivered to the landlord more than 14 days prior to the start of the lease agreement, we will refund the entire first rent together with the service fee.
  2. If the termination notice is delivered to the landlord between 13 and 7 days prior to the start of the lease agreement, you are entitled to a refund of half of the first monthly rent and service fee, the remaining portion (50%) of the first rent and service fee is entitled to the landlord and to Flatio. 
  3. If the termination notice is delivered to the landlord less than 6 days before the start of the lease agreement, you are not entitled to any refund. The first monthly rent is forfeited to the landlord and service fee to Flatio.

Friendly (7-days) cancellation policy

  1. If the termination notice is delivered to the landlord more than 7 days prior to the start of the lease agreement, we will refund the entire first rent together with the service fee.
  2. If the termination notice is delivered to the landlord between 6 days and 48 hours prior to the start of the lease agreement, you are entitled to a refund of half of the first monthly rent and service fee, the remaining portion (50%) of the first rent and service fee is entitled to the landlord and to Flatio. 
  3. If the termination notice is delivered to the landlord less than 47 hours before the start of the lease agreement, you are not entitled to any refund. The first monthly rent is forfeited to the landlord and service fee to Flatio.

How to do it?

First, it is necessary to contact the future landlord and explain him the whole situation with a request to terminate the contract. After this the termination notice will become effective. Then you should also contact our customer support at e-mail support@flatio.com, which will ensure the system termination and possible refund (if applicable).
