We recently stayed in an apartment in Prague 2 for two months, and overall, it was a good experience with a few notable points. Location: The apartment is very well located in Prague 2, within walking distance of all the main tourist attractions in Prague. Accommodation: The apartment was clean and nicely decorated, although basic. It was indicated that there was an air conditioner, but we had to request one to get it. As for cleanliness, we could borrow a broom and a mop from the basement, as there is not one per apartment. The beds are comfortable, but no more than that (firm mattresses), and the pillows are not very comfortable (too large for the small pillowcases). There are two bars nearby that can be noisy until late at night. Kitchen: Despite the listing stating that the apartment is suitable for long-term rentals, the kitchen was very basic. For example, the counter is small and too low, there was a small oven and a very small refrigerator (which we found disappointing as we partly rented the apartment for that, with the listing images showing a large fridge). Additionally, basic kitchen accessories were missing (kitchen knife, steak knife, dish towels, dish rack, broom, salad bowl, etc.). What we found regrettable was that the owner had assured us that everything necessary for a long-term stay would be provided, but we had to request several items, and others we simply bought ourselves. Wi-Fi: The Wi-Fi was unstable, which could be frustrating and made remote work impossible. Service: The owner was very kind and quickly available via WhatsApp, which was greatly appreciated.

Amazing location and very cool old building and apartment. Unfortunately those are the only good things we can say. The place is very poorly furnished including stains, cigarette burns, broken furniture, and general poor upkeep. Communication with the landlord was also poor, especially when dealing with these simple to fix issues. The potential for this place is amazing, but it falls short due to these issues. It’s a shame, because we couldn't get enough of the amazing area.

The flat was not entirely clean, the floor had not been swept and also it also requires a thorough scrubbing/washing. Certain areas of the flat have not been maintained (flaky walls, ceiling) and there is not sufficient light (natural - only one window or artificial - bad lighting). It also needs some serious decluttering as it has a lot of unneeded things, e.g. furniture, pots/pans, bags. Instead some basics were missing, e.g. wash-up liquid, bath towel. On the plus side the location is excellent and the flat could be very nice with some TLC, however not recommended at present state.

The flat has a very nice location, in a vibrant neighbourhood with close proximity to a beautiful park. The apartment covers basic needs, but is old, and has a small and impractical kitchen without an oven for cooking.

In general the apartment is exactly how it looks on the pictures - it's a very small studio (about 20 sqm) but well equipped for its size. What's not in the pictures is a smell - the apartment is located on a low first floor, right above an open basement. That's why it is very humid and smelly, especially in a "corridor" near the entrance. No direct sights of mold though. First days it was really hard to get used to it. Humidifier helped, but not that much. The second half of my stay when rains finally stopped and the weather improved it became much better. The Internet is ok. It is stable and enough for having video calls, but is quite slow in general: 15-20 MBit download, under 1 MBit upload (ADSL). Windows face a small inner garden. Neighbours have tables and chairs there, during sunny days it's nice to sit there. But during rains it's an extra source of wet, and every evening - insects. The location is good. Both nearest metro stations are about 10 minutes by walk. Tram stops are about 5 min and the trams are very convenient in Prague. Run according to a schedule and can get you directly to the center, Malostranka or Vysehrad. Large mall with hypermarket and ice arena: 10-15 min by walk. The rest you can see in the photos and judge yourself. Overall, if not the smell, I would say the apartment is a good value for money - for summer time when it is not that wet.

Tl;dr: -Fundamentally good value for a large central flat with modern amenities -Stinks incurably due to damp, full of broken furniture and has very noisy long-term building works nearby In detail: A large and central flat, somewhat tainted by a damp problem (strong odour and mild but incurable black mould on walls) and a litany of more minor problems easily curable but for a lazy, contemptuous and incompetent landlady. In her own words, without irony: -“All of the people renting this place are spoilt.” -“There is no mould problem - I sprayed it all with bleach the day before you got here! Just put the heating up [in 26degC heat] and use the spray to mask the smell.” -"...it is not my problem that the building is wet for example or how the canalization is functioning here...sometimes yes, sometimes not." -[Describing the broken double bed at check-in] “It is fine as long as you don’t move at all.” -[Regarding all of the kitchenware being filthy on arrival] "Do you expect me to wash the dishes between every tenant?"; "I am making general control of the flat once in a year" In conclusion, still plenty for your money if you're on a budget. But, if you can find comparable prices elsewhere then steer clear.

GOOD - The location of the apartment, it is near Petrin Tower. BAD: - There are garbage bins which are almost always full, in front of the entrance to the building. - There were visits from real-estate agent (in order to sell the apartment) 2 times a week (the real-estate agent didn’t behave correctly, even said that he has the right to do this, although according to the law, the owner has a right to check the apartment once a month) - There was mold in the rooms. - The floor and the bed were cracking. - The mattresses were dirty. We bought new ones and we left them. - The oven didn’t work. - The energy level is very low.

Me and my friend Jakub were in this apartment, we were working in Prague airport and we choose this apartment because location of the apartment was the only good thing about it. First of all apartment was very smelly and humidity was very high, living in that apartment in winter season was almost impossible because it was freezing. Owner said that we need to pat extra money because of the spending too much electricity and gas, the problem was that the heater was not properly set up. Owner said that we change settings, which was not truth. We need to pay 340 € more and owner didn’t propose any agreement. We found that wasn’t out fault because the heater wasn’t set up properly. To clarify we paid more because of usage and apartment was still very cold. Second of all we asked for a new vacuum cleaner because one in the apartment was broken and he ordered it for us after 2 and a half of month. It’s better to find any other apartment than this one.

Overall, it's an okay choice for those seeking a straightforward urban rental, but with room for enhancement.

Good flat with everything you need. The landlord has made an effort to make this tiny basement room (so to say) into a habitable place with all amenities. For those who are light sleepers, I would warn you about the noise. There are noisy people in the tattoo parlour adjacent to the building which can get super annoying as they can party till late night. Also, the opening and closing of the main doors can also be heard and footsteps of all building residents going up and down the stairs. Plus the neighbour who lives infront seems to be some strange person who definitely stole my umbrella that was kept outside during the rainy days to dry off... xD The heater is also really old school and makes noise at night. Plus it gets cold in the room during winter months (if you are planning on booking it at that time) as it shuts off for couple of hours (probably due to load shedding). I would say it's a good place to stay for a really short stay (couple of days). Don't book it for long term.

Communication was easy and nice. The flat is sufficient for a short stay but not in a very good state anymore. You could expect more for this high price.

Overall, the flat prioritizes the old-industrial look over functionality and comfort for the tenant. My honest thought is that the owner is only making money from this old looking flat and not paying attention to detail or asking tenants keep facilities in good condition. It is true that I was contacted to take pictures of the broken part near the boiler in the bathroom, so they are supposedly trying to do some maintenance with the paint and humidity stains. This thought is fueled by the fact that when I was making the reservation my price went higher from the one sponsored on the web (637€/30 days), the owner said that ''the calendar was open automatically'' which at first shows how careless for our experience the owner is and also it was an opportunistic move from the owner to get more money from me as an overseas student pulling the price to 16500 czk (678€/30 days) + Flatio's fees. Every local in Prague I spoke about the price of my room told me this price is too expensive and that I had gotten scammed for being a 'tourist', etc, specially when the owner doesn't even provide toilet paper, hand soap, washing machine detergent... The day of the handover I didn't meet up with Blažena, I was told to start contacting 'Martina' in WhatsApp which is not following Flatio's rules, etc. The flat is located near Atrium Flora's department store, Flora's metro and Radhotska tram line. The appartment is below floor and the building has a room with trash cans with wheels to make it easier to take out the trash. There's recycling 2 minutes walking from the house. First thing I noticed in the flat was that the doors were extremely difficult to close: Everytime you wanted to close any door in the house you would need to smash them with a lot of strength and making noise for everyone in the flat. This room is private and has a key to lock it. The building's entrance door and flat's principal door are working properly and not so noisy in comparison. The room is big and spacious. Sadly the chair in the room is old and uncomfortable to sit on while using the table, so you might consider finding a pillow. The power supply nearest to the bed is loose, the beige cover's of the sofa pillows are covered in old stains. Good thing is that the owner provides you a towel and a duvet. The table is suspiciously placed over a humidity stain on the corner of the room, as if they were trying to hide it. The Wi-Fi works well. The common areas are divided in entrance, kitchen, small room with just the toilet, I think that was very useful giving the condition that you will share the flat with more people, and a corridor to the bathroom/washing machine room. The oven works well, but the default baking tray and other oven accesories are old, stained, oily, looking disgusting, so this aspect comes back to the first thought of the tenants not taking care of anything in this appartment because the tenant is as well being careless about the conditions. Both the bathroom and toilet room when you turn on the light a humidity device starts making a demonic noise that will be playing for long. There's a thermostat located next to the door of the bathroom and in front of another flatmate's room, this device controls the radiators for every room which is gonna be problematic in winter because in my case someone kept turning it off even thought the streets were snowed. I think the owner should lower the price of the accomodation if this strategy goes on, because the facilities, kitchen's utensils, etc are gonna be more worn out if tenants stay being as careless, dirty as the ones I had the honor to share the flat with, to give context, they cut vegetables over the crystal table, leave vegetables peels all over the kitchen's floor, half-cut onions on the fridge making it impossible to have a brick of milk inside without it absorbing the smell of it, and making piles of trash over already full trash can, and not recycling. I wouldn't return to this accomodation for the price I paid and the bad experience specially with the dirty flatmates I had to survive with for 2 months which made me use my own trash bags inside my room so I wouldn't have to be taking the trash of everyone out. Funny story and to wrap it all, on the website for the room it says there's a hairdryer avaiable, when there's not a hairdryer in the flat. I asked Miss Martina for it on WhatsApp, and she promised to get it to me 'next week'. I'm still waiting for it, so, how could I ask them for help with the other issues when they couldn't fix that small issue? It was much easier to survive these 2 months and forget about my 3 nasty flatmates which as I recalled they were gonna be staying longer than me there.

Aurelian is potentially the nicest landlord I've ever had. I wish it worked out, but I had problems with the unit and chose to move out early (which he allowed me to do very easily). Things I didn't like that can be fixed: the bath didn't work (emits boiling water only). Things I didn't like that might not be able to be fixed: the floors are thin and I can always hear the downstairs talking or with the TV on. They also smoke so I can't open the window. No other problems. LANDLORD'S REPLY: The bath water worked correctly after check but could not be demonstrated as the guest required self-checkin. The neighbour noise probably happened but could be circumstantial. Currently it is pretty silent and TV inaudible, improvements could be due to recent interactions with neighboorhood. Care when moving heavy objects might help avoiding noise conflicts as floor is effectively thin, and closing the bedroom door or windows will completely shut same-floor noises.

Freundliches und (ver-)einnehmendes Wesen der Vermieterin. Bei Ausstattung und Sauberkeit ist ordentlich Luft nach oben, besonders was die Küche betrifft. Unangenehm auch, dass kein Fenster geöffnet werden darf, in der Küche auch gar nicht geöffnet werden kann. Bad und Waschmaschine sind Ok.

The apartment is great, wonderful location and spacious. There were some maintenance issues with the place that never got resolved despite multiple requests. Others did get resolved after complaints were made.

Great person who really care about but I have wait for 3 hours before gets the keys

It's more of a room than an apartment because it shares a corridor with other apartments. There were holes in the walls, cobwebs on the walls, the wooden bed was covered in dust, the washbasin was clogged, the extractor fan in the bathroom did not work. In this room, the hood in the kitchen was not carried out properly because of this, all the smells of cooking were heard in the common corridor. Also, just be prepared that the owner can kick you out any day because his friends came to him, and they need to be settled there.

Overall, the accommodation is not bad, spacious, in a more or less decent location, but... It is way overpriced. If you plan to stay for more than 1 month, it's better to look for other options. 28 (34) thousand CZK for this apartment is excessive, considering it's on the first floor, the location, and other points. For this money, you can rent a much better place. In my opinion, the optimal price should not exceed 20k CZK per month. The internet is quite slow (up to 50mb). Watching movies in 1080HD and performing regular work tasks, video calls are slow and of poor quality. There are many insects (ants, etc.), especially noticeable in early spring, as they crawl in from the street because the apartment is on the first floor. The bedroom window is right next to the entrance door to the building, so you can constantly hear it opening/closing, conversations, and noise. The bedroom is small, but this can be seen in the photos. Overall, the living experience is not bad, the hosts are nice and live in the apartment across the hall, but the pricing issue is quite unpleasant. Moreover, read the contract carefully - if you cancel the apartment for any reason earlier, you will be obliged to return the difference, proportionate to the discount you received when booking. We booked for half a year since we planned to live that long or even longer. But due to certain circumstances, we had to move out earlier, on the 3rd month, and return an additional 18k CZK to the owner. It was quite an unpleasant experience, as the apartment ended up costing about 34 thousand CZK per month or 102,000 CZK for 3 months. Is it worth it? Absolutely not. Be cautious and learn from others' mistakes :)

The apartment is good in general, you will have all the necessary furniture, even towels and bed sheets, however everything is dirty, even the sofa. There were some dirty clothes in the sofa, that I gave the owner the next day. We used to wash the sofa by ourselves. When I told the owner about this, he promised to call cleaning, but didn’t do it. After few days I asked him again about cleaning and he finally called cleaning few more days later. Anyway, we already did cleaning by ourselves, even washed the sofa. The stove was not working, owner fixed it on the second day. Light in the fridge was not working, owner promised to bring the new lamp, but didn’t do that. TV remote didn’t work, I told the owner about that, but he didn’t solve this problem. And the most disturbing thing is computer chair, it was unbelievably old and dirty. It wasn’t represented on the photos on the Flatio. The apparent is good, but not prepared for guests.

The flat is in a good location and fair for the price. The issues with renting here is the lanlord, Michal Jaros. He made us wait for 4 hours after our agreed upon move in time to move into the flat. The flat was dirty with food left in the cupboards. At first he was nice and helpful, but as time went on he started to not show up when problems occurred, such as the heating not working and loss of hot water. He got quite rude with us when we asked him to stop canceling to come. Towards the end of our stay (last 2 months) he started to show up at random times unannounced. These are only a few of the issues Michal has caused. After he checked the flat and told us all was ok the last day, he accused us of damages we did not cause and demanded an absurd amount of money. His messages were quite rude and harassing. Luckily the Flatio legal team supported us in this issue. Overall the flat is ok, but Michal makes this place a flat we cannot recommend.
