Where to start ?
I’ve had only two messages from the owner and he didn’t even tell me how to check in,
I had to wait 2 hours to get the key because they didn’t know where they were,
I didn’t had the correct address, I had to double check for the right address and nobody showed up for the check in
When I came inside the apartment it was so dirty (toilet never cleaned up, the kitchen doesn’t have a bowl, moisture on the bedsheets and plates unusable) that I had to spend 20€ in cleaning furnitures.
And to finish nobody showed up for the check out .
My conclusion: if you want to enjoy a great experience don’t go with this apartment

Preferred communication out of Flatio, not responsible, didn't let to keep the luggage at the room. The room was double bed, after two weeks another friend should move in, she didn't let him stay. He had to leave to nowhere. Don't understand English, prefer communicating in German, stopped replying in the end and was shouting at me. I am a student, doing volunteership in Vienna

We book one appartment but they give another one which was dirty. They cancel our keys with no reason. They have stole me more than one rent and they do not want to refound my money, thisis totally imacepgable! Do not remt with them if you want to have a nice appartment and good relationship.

Byt sám o sobě byl v pořádku, okolí bylo nádherné. Ale už od prvního dne jsme řešili problémy. nejdřív dostali jsme jiný byt než jsme chtěli. Skutečná legrace ale nastala když jsme zjistili že v bytě jsou štěnice. S panem majitelem jsme za celou dobu nemluvili, všechno řešila paní správcová. Říkali jsme se, že to se stát může, přecijen se střídají nájemníci. Ale po deratizaci nám pán řekl, že už v bytě někdo profesionální deratizaci prováděl a správně by tam neměl nikdo bydlet. Šlo o kolonii která tam musela být už v řádu měsíců. Paní nám ale předtím tvrdila že to určitě není možné a že je mořné, že jsme původci my, i když se to tam už před čtvrt rokem muselo řešit. Před nastěhováním jsme viděli několik špatných recenzí, ale říkali si, že to nebude tak zlé. Ale určitě to za to nestálo... Jo a taky nefungoval internet a měsíc jsme žili z wi-fi z vedlejšího pokoje a náš původní pobyt nám ze dne na den zkrátili ze tří měsíců na měsíc, protože se to prý může.

To be honest, this was the worst flat experience we've ever had. Everything was attractive on the picture. There was supposed to be everything supplied as written on the short description : kettle, micro wave... But to our great surprise, nothing was there when we arrived. Moreover, how can the owner rent a flat without any curtains or shutters ? Then, we were given a another flat, with an amazing smoke fragance, and the cleaning had not been done. So what a good thing to find the ground so dirty with cigarette buts left on it. After we did on our own our personal cleaning, the "nightmare" lasted.
We rented for 5 months and after 1 month we were put out, WITHOUT REASONS. We have never managed to contact the owner, which is unacceptable!
How can you explain that all the flats were then again on the website with an increase of more than 400 euros? If it is not a swindle, how can you call that?
We contacted him, after a lot of messages and calls, he answered once and then radio silence. He never proposed to us another way to find a flat, never answered again and let us in this mess.

NOT RECOMMENDED TO RENT A FLAT IN FLATIO!

Bedbugs.

The area is beautiful, the neighborhood is great. The apartment is lackluster, smaller than it seemed via photos, a bit dirty. Crooked toilet seat cover, no hook for the shower head, hot water ran out quicky,dishes and kitchen equipment dirty.

All this I could have delt with and would not have complained. However there was a bed bug problem.

When I spoke to the landlord about it she offered a new mattress and sheets. I tried to explain that while that would be nice it would not make the bugs go away. It needed to be treated professionally cleaned and sprayed.

She agreed to have this done in two days. To her credit she did get a new mattress and have the apartment cleaned. But it was a maid cleaning not pest control, and did not solve the bed bugs.

When I brought this up to flatio and the landlord again it became an issue. Flatio claimed as she "toook action* by cleaning the flat, that I could not leave my contract, or be put in another flat, basically said there was nothing they could do.
The landlord was annoyed, said they had done all they could and thought it was ridiculous I was still upset. The landlord was conveniently out of town during all this, and had her daughter call me, her daughter even went so far as to blame me for ruining the mattress and saying they fixed everything and I had no reason to complain and tried to use my visa restrictions against me.

Regardless of my Visa status the flat had bedbugs which I informed them of as soon as I realised what it was. 14 days I had to stay, getting bitten and fighting with flatio and the landlord. In the end we ended the contract and I was able

If I could I wouldn´t get even 1 on this rating. It was horrible experience. We came to Warsaw for 6 months. We work as a flight attendants. We found that perfect flat at this website. Everything seemed all right, we signed contract. The day we came to Warsaw after 7 hour journey from Slovakia by car we arrived to for us new big city to accomodate and to meet the person responsible for that flat and keys. He never picked up phone, his communication was only through sms. He texted that we shoul come to some place in the city to meet him because he is outside with his friends! He barely introduce himself, gave me keys and left....no other information about that apartment, nothing how it is working there and bla bla...We were tired so okay we came to the flat it looked good and nice. I came to move in with my boyfriend to help me with all those stuff and other rooomates came later that night. So we slept there first night, and my boyfried woke up with maybe 10 bites on hus skin. We thought it was just some mosquitos. Then he left home to Slovakia. Me and my 3 roomates we were slowly getting used to that flat but after few days one of my roomate started to have bites on her body as well. We were again thinking that it is because of some mosquitos or sth. But when she started to had like 40 of bites on her skin it started to be weird and annoying. We found out that we are having a bed bugs at our apartment. It was obvious after we read and learn something from the internet. All those bites and black dots at our beds, pillows...So I texted Lukas (person/contact responsible for that apartment) that we are having bed bugs so we need deratization and so on. He texted back with answer that we brought them to the flat! I was totally upset and angry about his answer! He accused us that we are responsible for that! UNBELIEVABLE! We read a lot about bed bugs on the internet and found out that it was not us! It could not be! It takes minimum 1-2 months to reproduce bed bugs that they are visible. And at the end deratizer/exterminator he approved that it had to be before we move in. Because there was adult bed bugs...But backt to Lukas and his way of solving our bed bug problems. He texted that he will organize support for that. According to flatio contract he is responsible for solving problems within 24 hours. He managed that some erexterminator came after THREE DAYS of waiting!!!! Can you imagine to live and sleep at the apartment like this full of bed bugs? Okay exterminator made 1st desinsection. As we found out later he done it completely wrong and too expensive. And yeah good point is that WE paid for that service for desinsection!!! After 1st round it needs to be done 2nd round of desinsection after one week. And also when we once came to flat we found another alive bed bugs. So again I texted Lukas that it is time for second round. He did not care about how we were doing how it was at that flat how is the situation nothing... So he texted us that he again manage something...We did not want to even sleep there so we booked hotel room instead. We were too afraid. He and all the the administration of the owner Wojciech Maniecki were not able to manage good support with this problem. So we decided to find exterminator for desinsection by ourselves. We called one man and his company in Warsaw that we found on the internet. He was awesome, firstly his communication and he was able to speak english with us! OMG MIRACLE! He explain everything to us, how it works, how it is with bed bugs and he told us that when we found an adult bed bugs it was for sure there longer and before we move out. And we told him about 1st desinsection how it was performed. He told us that it was absolutely wrong and it shoul not be performed like this. We made a deal with him that he will take care of it. It was perfect communication and service with him and his company. And again WE PAID for the whole service toghether 850 PLN plus doing laundry after desinsection, because it was dirty because of the pesticides. We needed to tidy up and do the laudry with all those pillows, blankets all our clothes. And the worst part is that owner and his aministration (Lukas) they did not want to take responsibility that they put us in a flat with bad conditions and they even did not care about us and situation. Nobody came to see us, ask us what we need ´, how we may help you! This is how people in Warsaw help each other???? I woul like to see how he behave in our situation, what would he did if he was in that kind of situation with all those problems. We had nobody to help. And all the help we supposed to had was from the owner and his administration! Reality?? Help yourself we dont care! And they did not give money back to us to this day!!! And Lukas is not communicating with us proper way! I strongly do not reccommend Little HOME! Administration sucks, communication sucks, no help...

The landlady lies to us. We saw a construction on the flat next to it and we asked her. She said the working was done. Well for our surprise, electro hammer on the walls even in Saturday at 9am, for the entire 6 weeks stay. After we checked out, she tried to asked for missing things and maybe money, but later she change her mind. Very rude and tricky landlady. The flat looks nice, but the building is really bad quality, you can hear people sniffing or talking in other floors. Animal barking, rude neighbors, crying babies. The shower water doesn’t run all the time. Water gets tucked in the shower (don’t flow away).
Parking lot is not really a parking lot.

The owner was eager to help and responded fast to my request. She was very helpful and I have no complaint about her. However, I could not stay because of the problems in the flat, such as half-clogged toilet, leaky shower cube, windows that won't open, and the bed mattress without spring. The kitchen equipment was excellent and modern. I understand this as the mismatch of the living standard and expectation.

I'm very sorry for your dissatisfaction.
I have checked the flat in advance in order to avoid any problems and I also care very much about cleaning.
The plumber has not found imperfections of the toilet.
Windows can be opened normally, the apartemet is new.
I had no information about your special mattress preferences;
in offer are just classic.

Do not go there, believe me..it was dirty, old and the owner did not have a clue of what it works and not in his own place. If you are desperate is good for money (quite cheap), on the other hand if you plan to stay for a short term i suggest ANY hostel in the city..

In all the places I've lived in Martin Urman hands down is the worst Landlord I've ever had.

What he's done presentation wise from the images is spectacular. And they are approximately as nice as they seem. I'll give him credit for that.

The primary issue is that if something goes wrong/is broken/is missing, consider it your problem not his.

When myself and another tenant had no hot water for a day. The answer. The response, "It's only you. It's working."

When wifi wasn't functional for the work I needed to do for my job. The response, "It's only you. It's working."

Then proceeds to ask me for proof of the wifi not working, and when I provide it, he just gives me the line to the Internet Providers support, because it's my problem and not his.

This was pretty much par for course in the 3 months I was there. I eventually just gave up an accepted my new extra expenses. probably ended up spending an extra 400 dollars on wifi for my phone because it was a necessity for my work and other kitchenware he didn't provide as well as a fan.

If you are staying there a weekend and don't need wifi. It's not horrible as long as nothing else goes wrong.

Just hope you don't book the side with the kids daycare for kids screaming at 7am every day, where he also thought it was a great idea to book young backpackers partying into the late hours of the night. Ideal for sleeping.

Apparently it's so bad that he literally has to put up signage discussing the the number of cigarette butts that are thrown around the daycare.
But considering the price, unless you get a discount, it doesn't make sense to pay what you would anywhere else while getting the headache you get with a guy whose only occasion to be accommodating is accepting other forms of payment for a service and contract he clearly has no intention of committing to.

In short, don't make the mistake I did. Just stay somewhere else. There are so many other better options instead of giving this guy your money.

The accommodation is a disaster. The bed broke three times. Bulbs were fused. Cloth hanger was broken. water clotting issue in bathroom. It was a disaster. Curtains were falling apart. Only one good point: The manager lady is very cooperative and instant.

Wow, TERRIBLE experience and so happy to be out of this place. The landlord, Martin Urman, was the beyond UNHELPFUL. For 2 months there was no Wi-Fi or internet as advertised. This happened to a friend that stayed in a different unit as well.

Thin walls, very loud daycare outside, and neighbors that are very loud. Noise regulations are never obeyed there.

Only stay at this apartment if you have NO OTHER OPTIONS! Stay away from MARTIN URMAN

Worst Experience i have ever had. Many things were not present in the house when we entered. Like Washing machine, TV, and kitchenette. Few things were arranged by the owner and few not. Water was logging in the bathroom all the time. Every time when we used to batch we had to do some thing to get the water out.

First the pros: Karlin in general is a really hip neighbourhood with abundance of great eating out options. Working central heating and hot water in the bathroom. The landlord did replied to my messages (always with crazy delays, and usually after I notified him Flatio has been informed as well). Another pro - Flatio support has been very helpful throughout the whole process. Biggest pro - this rent is over now!

Cons: the pictures and the advertised flat has changed between the reservation till the move in. The flat from the contract was supposed to be in the main building on 3rd floor, and what we've got was on a ground level, mouldy building with windows facing the main apartment house (so forget any sunshine or light). A person that met us for the check in introduced himself as the landlord (with broken English), but when we walked in and there was a single bed instead of double in the room, he first tried to prove us wrong and then said he is not Paul (the landlord) and he disappeared for 10 minutes. The owner came over, said it's a misunderstanding and brought another bed after we explained that was agreed on. Also - no commodes, no wardrobe (we had to keep all clothes in suitcases) kitchen corner very poorly stocked with utensils. No hoover (about a week after we asked we got the vacuum cleaner borrowed once in almost 2 months of our stay). The whole building was like a motel/ labour hotel/ serial airbnb (so loud, people partying or a washing machines working loudly at 1am..., broken glass in the backyard leading to the building, once there was even someone sleeping on a board in the hall). WiFi will go off at all hours, but evenings and weekends more than usual. When we found something more appropriate for a longish term rent and gave notice in line with the contract, the already weird communication with the landlord changed for worse - we were pushed to leave before Christmas, even though we paid till end of the year. After help from Flatio we managed to get the refund and it teaches us to either check the next flat personally or only trust the "Verified by Flatio" options.

It is my first time on flatio and this renting is a nightmare, i can’t imagine and i still feel pissed and anger!
I didn't stay at all in the house. I personally never comment a very long complain about anything before this is would be my first complain impression on this.I would like to express what is happening to me on that day:
First of all the website said that the house is allowed for 8 peoples so I decided to rent for my family because of it my graduation and then when I talk to the landlord, she said she doesn't know anything about as the website said she only know that her house allowed for two people. and thing start from there...
A day before my parent arrived
I and my friend were meeting with the landlord discussing with the thing and she told me she didn't know that the house is for eight because she had said it for 2. other thing is that she said that she did not know about the payment perhaps so she wants the deposit and wants the payment.
but the website said once you paid you can stay in and the money will automatically to the landlord. it is my fault too because I trust her and ask the agency to transfer to her directly before my parent supposed to move in. cause I don't want my parent to have difficulty since they already got a long flight.
and then she said please cancel the contract with Flatio and she seems to show off that she has family in lawyer always say something like she very serious but she is just a fraud. she even discusses that she will be okay to talk with me to let the house for me with her new contract. so I made a new contract with her which I did not know her tricks at all she was saying that she needs money for her sister who've got cancer, for god sake, I have three aunts passed away from cancer and I totally understand her and I feel pity for her at the first. and I really feel sorry for that but I am not sure that it is real until the thing happening and I think she was a nice person but then starting the bargaining time with the price of the rent oh lord. it so hilarious if I told you that she ask for 9000 euro at the first and lower down till 3000 for eight people. (and I even said I will bring the mattress from my home).
if I ask you all who don't want to have a great time with their family when it is on the special occasion, who doesn’t love family for me i really love my family and i want to have a great time with them here.
I was like what on earth asking me and that time I start to suspicious but the money already sent to her.
the same day when we do a contract I told her the 1837 euro is a deposit when my parent come they will give you in the total amount of 3000 euro. and she said okay and I did sign a new contract with her and she didn't give me yet she was wanted to give me and she didn't give me because she said that she will give it when I give I move in and this is the second time and I eventually trust her again.

So let move on the day that my parent and family coming, it was a disaster i told her that my parent will be arrive at night and she said oh she will only have one hour with me just move in quickly!
so i said yes you just give me key contract i pay you over all
and you can go! everything seems fine but when my parent arrive she were like: omg this is not a hostel please come in quickly and silently, yeah i need to talk to you!!!
yeah of course we are silent we didn’t say anything everyone was so exhausted and they are not young they are 50s

Though the funny thing is that she the one who make so much noise because the house have wooden stair of course if you walk it would have sound if your shoes with heel and she wear a heel and she make so much sound
and my dad said can we get in yet? she was so impolite and she unwelcoming my dad said he has money to pay for a good time here he is not coming for let him wait at the cold and so on..
and the landlord she complain oh my god you move in this house like a hotel and i am going to lost my reputation!!!
and it night time!!! i swear to god we didn’t make a sound!!! except we are carried the luggage in it would make a little bit sound with the wooden stair.
i want to ask you people!!!!!
Have you ever meet this thing if you move in to somewhere supposed to be warm welcome and even offering you water and they would understand how tired you are with your flight even if it just one hour!!! but my family flew for 32 hour to get here…she would have understand because i have elder people with me and it a far traveling.
of course the landlord will explain you how is the rule but not saying something so not polite her attitude is not welcome at all it like we are here to ask for her house to stay for free and yet i saw a bunch of teenage who make a sound in that apartment they seems they even louder. we are too tired we are not even want to speak more we just want to rest!!!!!!

We are not expected to accused her a problem we paid her
we are not coming to slam or harsh her stupid reputation.
my parent most of them working in government they are very tradition and they didn’t walk with a sound like her!!!! and they can teach her how to walk properly without a sound and then she went crazy after a long argument on that night and i did call to the police i told the police everything
and about the money thing she ask me you cannot cancel my contract and i did say kept it and i will call the police!
and then i ask her nicely once more time and she went crazy she almost hit my dad with a car and she said i told a lie to police i just tell the police the truth. i am not a fraud i am paying her shit and i am just renting the house i am not liar like her!
The police tell me to contact Flatio of course I contacted them but it was 23:00 nighttime,i wait for their comment the next day and Flatio did say something to me and apologise to me after the thing happened. and she told me everything about the lady that what she knew and what she doesn’t know!

and I doubt if you scare of losing reputation of people coming in to your house why would you put your house as rent then?

Být je ve 3. poschodí starého a neudržovaného domu. Majitel uvádí poschodi 2. V domě není výtah.
Schody jsou točité,velice vysoké, vystoupat a sestoupat s nekolika zavazadly je výkon pro trénované sportovce. Rozhodně doporučujeme upozornit budoucí nsajemniky, že to není vhodné ubytování pro starší či nemocne lidi. V okolí jeden jediný obchod Billa a několik Večerek. Jinak nic dostupného. Area není atraktivní, my bychom být nedoporučovali.
