The process of handing over the house at the end of the contract recommended by Flatio could be improved. It's not very pleasant to have to inspect the house, as if you were an inspector, when the tenants leave. There could be a process that doesn't involve physical presence and is based on good faith. For example, the tenant would sign a document declaring any damage, if any, or declaring nothing. The document would have to be validated by the landlord within a certain period of time after the tenant's departure. In the event of a conflict, an attempt would be made to reach an agreement. If this was not possible, the insurance provided by Flatio would be used.

Major issue I have with Flatio is the energy costs. The fact of not being able to charge for any energy consumption, even if totally over the top with air cons on and windows open (believe me, it happens a lot), is not only very expensive for landlords but also not sustainable. I would suggest bills included up to a reasonable level of consumption.
