The communication with Manuela started promisingly. She was polite and reliable. Unfortunately, this changed after some time, and the first problem occurred when she didn't properly respond to my message regarding some issues in the apartment. This later led to further miscommunication.

The biggest problem occurred when she suddenly asked me when I planned to move out, without discussing it with me in advance, as she had already rented the place to a new tenant, even though I had not planned to move out at that time. I had intended to extend the contract, as I had done in the past. This was particularly surprising because I had already contacted her earlier to discuss several issues regarding the apartment and the situation there, including my tenancy, but I never received a proper response to that message. Instead, I suddenly found myself having to move out and search for a new apartment with little time remaining, which was difficult given my situation. The situation became even worse when she behaved in a very condescending and arrogant manner in the communication that followed.

The apartment itself is quite decent, with some flaws as for example missing curtains. The location is good, with the U-Bahn stations Johnstraße and Hütteldorfer Straße nearby, and the rent is also reasonably priced. However, there were problems with multiple neighbors, both next door and even in the opposite building, which at one point became serious enough that I called the police. The situation fluctuated considerably, from relatively quiet periods to absolutely atrocious weeks, especially during the summer when the next-door neighbors kept their windows open and were very often noisy until midnight. The highlight regarding the neighbors was when they deliberately poured an unknown liquid onto my doormat. This happened twice.

Overall, I found the experience very disappointing. The apartment itself has several advantages, but the problems with the neighbors and, especially, the communication with the landlord pretty much affected my experience.

Good and cozy apartment close to subway and walking distance from all the important stores. Manuela is welcoming and always ready to help if any problem arises.

I would like to highly recommend this flat and the owner! Very good location, just few minutes to the U3 metro station, quiet and clean area, very close to Schloss Schonbrunn. The flat is comfy and fully equipped. Manuela is very helpful, always replies quick for messages and makes sure the tenant feels comfortable during the stay. Definitely it is good place to stay!

Neighborhood
Its very close to Schloss Schonbrunn, couple of minutes of walking. Flat is located right by main street Hutteldorferstrasse, where you can find a lot of groceries, bakeries, hairdressers, etc. 3 minutes to metro U3 line and tram lines and buses, so its very convenient to get to the city center quickly. it is definitely bit more quiet district that for example. 1st or 3rd, but its very green and there is still a lot of things to explore. Green and safe area.
