If you decide to pay multiple rents in advance and your lease gets terminated before the originally agreed move-out date, you will of course be entitled to an appropriate refund. For example, if you book an apartment for 6 months, but terminate the lease early so you end up staying only for 4 months, you will be reimbursed for the remaining 2 months you won't be using the property.
