What affects my listing's position on the platform? (Listing score guide)

Use this article to understand what influences your listings' visibility and how you can potentially increase the number of your bookings!

At Flatio, we closely monitor each landlord's activity to ensure transparency and fairness. We value all of our landlords equally so we have standardized guidelines to ensure everyone can enjoy benefits, such as more reservations and priority listings.

Based on the most important aspects of flexible stays, we created a "listing score" system that gives each listing a specific position on our platform.

The most crucial things that affect your listing score are your:

  1. Approval index - The percentage of accepted reservations out of all received ones.
    • This index also considers unauthorized reservation rejections which decrease the overall index and therefore the listing score, causing the listings to drop on our platform.
  2. Reservation response time - The average time it takes you to respond to a reservation request, whether you accept it or reject it.
    • With this, reservation expiration is connected. If you don't react to a reservation request within the 24-hour period and let it expire instead, your listings' positions will be significantly lowered.
  3. Message response time - The average time you respond to messages from tenants.

We keep these 3 main attributes public and visible to everyone. Tenants can view them in your owner's profile, while you can track them on the Dashboard of your My Rentals profile.

Then, there are also additional factors influencing the listing score. Although separately, they have less weight than the main ones, they can have a great impact when combined. These include for example:

  • Reviews of your property and your performance as a landlord - Each evaluation score submitted by tenants contributes to your overall listing score.
  • Rating tenants after their stay - The percentage of tenant evaluations submitted by you. The more evaluations you fill in, the better.
  • Property and profile details - We note how much information about yourself and the property you've provided. Additionally, the following attributes are rewarded:
    • No deposit required
    • Enabled Rental Insurance
    • Full HD photos of the property
    • Uploaded profile photo
    • Entered WiFi speed proven by speedtest.net result
    • Friendly (7-day) cancelation policy type
    • Reservation length discounts set
  • Lease termination before the move-in from your side - This is one of the most problematic actions, causing a lot of frustration to the tenant. If you terminate a valid lease from the start date without a justified reason before the tenant moves in, the listing's position is significantly lowered.

And if you are completely new to Flatio, no need to worry! We take that into account and your default setting is automatically set to give you an advantage, so you won't end up at the very end of the feed. The same goes for listings without any past reservations and listings that haven't received a reservation in some time.
