What affects my listing's position on the platform? (Listing score guide)

Use this article to understand what influences your listings' visibility and how you can potentially increase the number of your bookings!

At Flatio, we closely monitor each host's activity to ensure transparency and fairness. We value all of our hosts equally so we have standardized guidelines to ensure everyone can enjoy benefits, such as more bookings and priority listings.

Based on the most important aspects of flexible stays, we created a "listing score" system that gives each listing a specific position on our platform.

Host-level factors (listed in order of importance):

Booking approval rate - How often you accept booking requests. This is the single most important factor.
- This also considers unauthorized booking rejections which decrease the overall score, causing your listings to drop on our platform.
Cooperation time - How long you've been active on Flatio. Longer cooperation is rewarded.
Chat response time - How quickly you respond to messages from guests.
Guest reviews - The ratings and reviews you've received from guests.
Individual host - Individual hosts receive a slight advantage over company accounts.
Revenue generated - Your overall booking revenue on the platform.
Profile completeness - How much information about yourself you've provided in your profile.
Rental Insurance (StayProtection) - Having Rental Insurance active on your listings.

Then, there are also listing-level factors that influence the score. Although individually they carry less weight than the host-level ones, they can have a great impact when combined. These include:

Listing age - Newer listings get a temporary boost, while long-inactive listings may lose visibility.
Guest ratings for this listing - Each evaluation score submitted by guests for this specific listing contributes to its score.
High-quality photos - Full HD photos of the property.
WiFi speed information - Having a WiFi speed proven by a speedtest.net result.
No deposit required - Listings without a deposit are rewarded.
Friendly cancellation policy - A guest-friendly (7-day) cancellation policy type.
Up-to-date availability calendar - Keeping your calendar regularly updated.
Safety features - Providing information about safety features in the property.
Transport information - Including details about nearby transport options.
Price competitiveness - Having competitive pricing compared to similar listings.

And if you are completely new to Flatio, no need to worry! We take that into account and your default setting is automatically set to give you an advantage, so you won't end up at the very end of the feed. The same goes for listings without any past bookings and listings that haven't received a booking in some time.
