Which labels can I get as a Flatio landlord?
Whether you are new to Flatio or have been cooperating with us for some time, you have probably noticed some color icons below the profile photos of some landlords on our website. These are the labels we will give you if you meet certain conditions. We will discuss the individual labels including the criteria for obtaining them in the following paragraphs.
Verified owner
You can get the Verified owner label immediately after adding an offer on Flatio. All you have to do is upload a document to your offer according to which we can verify that you are the owner of the property or a person who can rent the accommodation with the consent of the owner. Upload the document in the form of an extract from the real estate cadastre/land registry or a copy of the purchase contract to the Ownership verification section in the detail of the concrete offer (in My Rentals web app). Our team will review the uploaded ownership verification and if everything is OK, they will approve the document and the system will automatically give you the Verified owner label (you can find it in the offer detail and the owner card).
Neighborhood hero
The default state for getting the Neighborhood hero label is the base of at least 50 registered owners with an offer in the concrete city. Therefore, if the city which you want to rent out your offer meets this condition, our system begins to monitor the following information:
- Unauthorized rejections of reservation requests - such rejections that can be prevented by precisely and correctly filling in information about the offer, correctly set pricing policy or updated availability, or which occurred due to expiration of the approval period (if it is an authorized rejection e.g. due to an accident in the property or due to an error on our part, we do not count it in the algorithm for giving the label).
- Response time to incoming messages - maybe just one prompt response separates you from a successfully rental.
The less you reject and the faster you respond to messages, the more likely you are to get the Neighborhood hero label from Flatio. However, please keep in mind that unauthorized rejections of reservations are more important when deciding whether to give you a label or not and they can be prevented by a regular update of the information provided in the offer.
Experienced host
As the name of the label itself suggests, it will be given to the landlord, who already has some experience with renting through Flatio.
I.e. a landlord who meets the following conditions:
- has three or more tenants (reservations) with a valid contract in the last 24 months OR one tenant with a valid contract (reservation) with at least 6 months duration in the last 24 months,
- has at least one 4-star review for their offer (or higher),
- does not have any 2-star reviews (or lower).
Why is it good to have any of these labels?
Because the presence of labels below your profile photo (or on the owner's card) increases the chances of successfully renting out your properties. In the eyes of potential tenants, the labels are our confirmation that they can rent the housing from you without any problems.
However, the default state for getting the labels is the fairness of all parties involved, a regularly updated and correctly set offer including final prices - because the misinformation in the offer, inaccurate prices, or circumvention of Flatio processes can easily ruin the fragile trust of those interested in housing.
Therefore, we recommend you to keep your offer up-to-date and correctly set, which we also try to achieve with the help of a system of notifications in the form of emails or SMS. For this reason also check the accuracy of your contact details, to which we only send system messages that are important for the hassle-free rental via Flatio.
